Building Warrant of Fitness (WOF)

Our Building Manager will manage the condition of the property to a very high standard that will enable the building to pass its annual WOF inspection. The Building Manager will liaise with the Landlord or Chairman of the Body Corporate committee or any management as to any issues which may impact a planned inspection. Our Building Manager will also arrange fire alarm checks/tests and carry out any inspections as permitted under the Building Act.

Health & Safety

The Building Manager will report to the Landlord or the Body Corporate committee any issues that may be hazardous or dangerous which may have an impact on the health and safety situation of the property and its occupants.

Building Security

Our Building Manager will review your current security documents,/ processes and systems and will advise the Landlord or the BC Committee of any suggested improvements that may enhance security within the building. Visitors and contractors will be required to abide by all property security rules and requests. Key management managed by a Body Corporate with other processes will also be reviewed and reported on.

Cleaning of Common Areas

Our Company also undertakes the selection and supervision of building cleaning in what is generally known as common areas. The cleaning of common areas like hallways, toilets and other facilities can be included in our fee. Whether it’s a retail mall complex, a multi-level apartment building, or a multi-tenant office block or something smaller we can help reorganise process efficiency.

Building and Ground Maintenance

The Building Manager will inspect the building and the grounds as part of the cleaning regime and additional inspections will be carried out by management on a regular basis to oversee the building or grounds conditions and to oversee contractors work and their pricing. Where the Building Manager feels fair value and/or good performance is not being delivered we will report options back to the Landlord or the Body Corporate Secretary or Chairperson suggesting alternatives or solutions including new quotes from contractors.

Long Term Maintenance Plan

Under the Unit Titles Act a Body Corporate Secretary by law must develop a long term maintenance plan, our company will assist and add value to the Body Corporate Secretary by attending scheduled meetings, provide maintenance plan reviews, and input advice on timing, and alternative or updated quotes, to assist decision making by the Body Corporate.

Building Inspections

Can be carried out on a daily, weekly, monthly, quarterly, or annual frequency depending on their importance or on meeting building compliance within the building, under the Building, Fire, and Health & Safety Acts. Our experienced commercial managers will also be able to guide your company through all local Council by-laws and requirements.
